Maintenance of Gate Operating Systems

All automatic gate systems need routine maintenance to maximize the life of any electrical and mechanical equipment.

There are some differences in the maintenance between rolling and swinging gate systems. And there are also some common aspects of maintenance that apply to both types of systems.

Maintenance of Swinging Automatic Gate Systems
(Primarily Linear Actuators)

Lubrication

The arms themselves need periodic lubrication., and the best way to do this is to get the arms to their extended position. Then use a sprayable white lithium grease or silicone-based lubricant and coat the movable part of the actuator arm very generously. Finally, cycle the arm or arms numerous times. Do this about once a month.

  • DO NOT use solvent-based lubricants to lube Linear Actuator arms as this will break up the factory installed grease that is inside the arms.
  • USE ONLY silicone-based lubricants or sprayable white lithium grease.

An example of a lubricant that SHOULD NOT BE USED if you own a linear actuator swing gate system is the regular blue and yellow can of WD-40. If you want to use a WD product, use the grey and yellow can, which is a silicone-based lubricant.

Batteries

You must change batteries about every three to four years on average.

  • For our clients using Liftmaster equipment, if you hear three chirps when you click your remote, check either the GFCI outlet or the breaker in the main electrical panel. Turn that breaker back to the on position. Then let the system charge for 24 hours and you can start using the system again.

Safety Devices

Test safety devices at least once every 3 months. For most people, this is only a photo beam. If the gate ever opens, but won’t close, check the photo beam right away. Wipe any water droplets off the lens and reflector. Then cycle the gate to see if it closes. Take notice if there is a red light on the beam itself. If so, adjust the beam until the red light turns to blue, or the amber light goes off and there is NO light.

  • Other photo beams, made by different manufacturers, might need to be done differently.

Mechanical Operation of the Gate

  • About once every few months, disconnect the linear actuator arms, and move the gates back and forth manually.
  • Contact us for maintenance if the gates don’t swing freely and you detect friction in the hinges.

Circuit Board

  • Once a year, gently tighten every screw holding down wires that land on their respective terminal blocks on the main/auxiliary circuit boards as loose wires can cause intermittent problems.
  • Also once a year, test all functions on the circuit board itself to make sure those functions are working properly.

Maintenance of Rolling Automatic Gate Systems
(Primarily Chain Driven Gate Systems)

Lubrication

  • The lubrication of a rolling or sliding gate system is much more extensive than a linear actuator system because there are many more working mechanical parts that you have access to.
  • Unlike linear actuators where the arm itself is the only thing that needs to be lubricated, the average rolling or sliding gate system needs lubrication in more areas.

On a rolling or sliding gate system, you must lubricate

  1. the main chain
  2. the two lower chain guide wheels
  3. the main sprocket
  4. the main sprocket shaft
  5. the main motor shaft
  6. the main gearbox shaft
  7. the secondary APE sensor chain
  8. the secondary APE sensor shaft
  • We also recommend in a perfect world to use sprayable white lithium grease. Secondarily use a silicone-based lubricant.
  • NEVER use a solvent-based lubricant.

  • About once every few months, disconnect the chain, and move the rolling gate back and forth manually. Contact us if the gate doesn’t roll freely or if you feel any friction in the wheels or guide rollers. We will come out and determine where the problem is.
